1. Acceptance of Terms

By accessing Dimension Mortgage Corp.’s main website or any individual Loan Originator (LO) web page (collectively, the “Site”), you agree to these Terms of Service. If you do not agree, you must immediately stop using the Site.

2. Multi-State Licensing & Scope of Services

Dimension Mortgage Corp. is a licensed, independent mortgage broker. We connect consumers with third-party wholesale lenders; we are not a direct lender.

• State Licensing: This Site is intended only for users seeking properties in Florida, Illinois, Indiana, Michigan and Texas.
• No Loan Guarantee: Submitting information does not guarantee loan pre-qualification, approval, or specific interest rates.

3. Integrated Application Portal & Calyx ZipforHome

Our loan originator use Calyx Point’s ZipforHome websites to process loan applications and collect documents.

• Third-Party Platform: When applying or uploading documents, you interact with the ZipforHome portal. This portal is governed by both our policies and Calyx’s technology safeguards.
• Authorized Use Only: You may only upload documents you own or have explicit legal authority to share.
• Prohibited Files: You must not upload malicious code, corrupted files, or data that violates any third-party privacy rights.

4. Electronic Communications & SMS/Text Messaging Policy

By providing your phone number and email through our Site or the ZipforHome sites, you consent to conduct business electronically under the E-SIGN Act.

• SMS Consent: You explicitly consent to receive transactional, automated, and manual SMS text messages from Dimension Mortgage Corp. and your individual Loan Originator. These include document reminders, loan status milestones, and file updates.
• Opt-Out: You can cancel the SMS service at any time by texting “STOP” to any message you receive. After you send “STOP”, we will send one final confirmation text.
• Help: For assistance, text “HELP” or contact your Loan Originator directly.
• Rates: Message and data rates may apply. Message frequency varies based on your loan application activity.
• Carrier Privacy: Carriers are not liable for delayed or undelivered messages. Your mobile data is kept secure and is never sold to third parties for marketing purposes.

5. Document Security & User Responsibility

We employ administrative, physical, and technical safeguards via ZipforHome to secure your sensitive personal financial files.

• Account Credentials: You are responsible for keeping your ZipforHome login credentials secure.
• Data Accuracy: You warrant that all uploaded tax returns, bank statements, and pay stubs are unaltered, accurate, and complete.
• System Liabilities: Dimension Mortgage Corp. is not liable for data loss or transmission errors caused by local network failures or third-party internet service providers.

6. Disclaimer of Warranties & Limitation of Liability

The Site and portal are provided on an “as is” basis without warranties of any kind. We do not guarantee error-free performance or continuous uptime of the ZipforHome websites. Dimension Mortgage Corp. is not liable for damages resulting from your reliance on online mortgage calculators, rate sheets, or estimated closing costs displayed on individual loan originator pages.

7. Governing Law & Jurisdiction

These Terms are governed by, and construed in accordance with, the laws of the State of Illinois, without regard to conflict of law principles. Any legal actions, suits, or proceedings arising out of this Site or our services must be brought exclusively in the state or federal courts located in or serving Cook County, Illinois.

8. Loan Originator Social Media Pages

Individual Loan Originators may maintain professional social media pages (e.g., Facebook, LinkedIn, Instagram).

• Informational Only: Content, posts, commentary, or market opinions shared by originators on social media are for informational and educational purposes only. They do not constitute official financial advice or a binding commitment to lend.
• Platform Terms: Your interactions with those pages are subject to the terms and privacy policies of the respective social media platforms.
• Company Liability: Dimension Mortgage Corp. is under no obligation to monitor all social media activity and disclaims liability for unauthorized statements or third-party comments posted on those networks.
